Something to Think About
Termination Risk: Nearly every site lease
has a cancellation clause built into the lease. What does this mean for you? The Risk is that
the lease can be cancelled with a simple cancellation letter and a notice of 0-90 days.
Consolidation
Risk: I am sure you have seen the advertisements announcing the merger of Sprint and Nextel or ATT and
Cingular. What does this mean for you? As carrier merge there is overlap of cellular towers or
antennas therefore the carriers are able to discontinue the use of towers. This means cancellation of the lease.
Technology Risk: Technology is making everything smaller and more efficient. So to with
cell towers and antennas. What does this mean for you? Soon the antennas will be smaller and will
be able to broadcast over a greater distance. Smaller antennas means more will fit on one tower, roof top or water tower.
The ability to broadcast over a longer distance will allow the carriers to send the signal farther. How will this
affect the land owner? Both will reduce the need for the number of towers, roof top installations or water tower
antennas. Less demand will result in cancellations of unneeded sites.
Carrier Risk:
How does anyone know who will be in business in the future! What does this mean for you? Remember
Enron or better yet WorldCom. Here today and gone tomorrow. The truth is some of these carriers may not be around
to fulfill the obligations in the lease. The may merge so we will be left with fewer and fewer carriers or they may
go out of business, NONONE KNOWS that answer.
So what does this all mean for you, the lease holder? WHY

much money we can give you.
